If at all possible, I like to get everything done in one fell swoop to save you time.  I pitch my marketing plan, view your property and comps all in one tight ball.  After all, we all run on a NY minute around here.  I understand that Manhattan sellers like to get the job done quickly and not be wasting too much time with all this back and forth.

I do hold off on the comps if I know that sellers are interviewing other agents.  We do not have an MLS system here in Manhattan, so running comps is a grueling piece meal effort on the seller agent’s part.

I am very old school and simple when it comes to my presentations.  No fancy Powerpoints, no video presentation, just boring old me and a single piece of paper that packs a punch.

This single type written page of my marketing effort is what I leave behind for you.  It is all about what I can do for your listing versus what a traditional agent does.  I also do not talk about myself unless asked– but I only talk about the listing and what I can do for you.  IT’S ALL ABOUT YOU.  I will only talk about myself in terms of my appraisal license because this is a direct benefit to you and how it can help you, or— if you ask me specific questions about myself.
