How to Rent an Apartment in Dog Friendly Rentals in Manhattan

This 2 part series is dedicated to all the animals in the shelters in and around the NYC area.  During this time of year where kids often receive a puppy for the holidays, and are not be able to give it the time and attention that it deserves, plus the stiff competition against new toys or gadgets they have received for Christmas, these pets end up in shelters that are already overpopulated and bursting at the seams– especially right after the new year.

Here are some tips to help eliminate another very real stumbling block to finding Manhattan housing that will not compound the problem the shelters.  Be responsible and do your part to help out these poor abandoned, abused and neglected animals.

If you have ever tried to find a Manhattan apartment rental, you KNOW  how hard it can be to find a suitable place to live for those who need to find one.  But– did you know that looking for dog friendly rentals in Manhattan, throws you out of approximately 80% of the total rental inventory?

Being a pet owner myself, as well as a Manhattan real estate broker, here are a few tips for you to help find that perfect dog friendly apartment for you and your best pal.

Be prepared to pay for extra pet security. I have seen $1000 a dog, to half a month’s rental amount, to a full month security deposit, to nothing charged at all.

Your choices will be more limiting with a limited budget. For instance, if your budget is below market; I.e. an $1800 one bedroom or studio, and you have a Labrador as your pet, your chances are very slim in finding a place in prime Manhattan areas which is 96th St. down to Battery Park.

Although if your budget is $3000 for a one-bedroom, which is market price for a one bedroom in Manhattan, then you will have much better chance in this realistic price point of being able to find a place that will accept your larger breed dog. Keep in mind, the larger your dog the fewer buildings out there that will accept your big dog– unless you are a healthy budget.

If you have a Pitbull, Rottweiler, German Shepherd, Doberman or any other known aggressive breeds, your pool of properties is much more limiting. This is due landlords being saddled with hefty insurance premiums and liabilities associated with potential problems stemming from these known aggressive breeds.The typical poundage breakdowns for these dog friendly apartments are: 15 pounds and under, 20 to 25 pounds and under, and 50 pounds and under. Some buildings can be very strict about the weight of your dog, even going so far as asking for a vet certification of your dog’s weight! You will find more buildings that will allow the 15 pound and under; versus the 20 to 25 pound; and much less, the 50 pounds and under which are considered the large dog friendly apartments.

Pet lovers –all is not lost! The New York City pet law states, if the landlord fails to enforce the provision within three months of the tenants “open and notorious harboring of the pet”, the pet is allowed to stay. This is applicable to all co-ops, condos, rental buildings, even government subsidized housing.

If you have a service dog, you cannot be discriminated against by a non-pet friendly building if you wish to purchase or rent in that building.
