1. Good communication/ Responsiveness- Statistics say 80% of buyers/ sellers are dis-satisfied with their agent because of poor communication. Need I say more?

2. Highly Organized/ Calm and Collected- Manhattan closing are as complicated as you can get. There are no standard contracts; a mile high application process, especially for co-op apartments; and an amazing amount of nuances that exist no where else in the US.

It makes me crazy to see so many brokers running around like a headless chicken when the work really starts. They completely lose their dignity in the entire process of putting the deal together once there is an agreed price.

Headless chickens belong on the dining room table, not in a real estate transaction.

3. Knows the territory- you will want to find an agent that lives, works and plays in the Manhattan area. They will be the ones best to guide you towards a neighborhood that fits your personality; give you the inside track on cool things in certain neighborhoods, and most importantly, knows how to do business in this borough successfully.

Because Manhattan is a “closed” community, I have had some agents from not far upstate try to service their clients’ needs in Manhattan and fail miserably. Don’t make the mistake of having a “friend” service your real estate needs in a marketplace that they have no idea how to play in. If you make this mistake, he/ she will be an impotent gatekeeper for your interests.
