1. Honesty and Credibility
The truth will always prevail!
When Manhattan realestate buyers talk about honesty and credibility, it often comes with stories about past negative experiences with other brokers. One common complaint was about Manhattan real estate brokers trying to push them towards a more expensive purchase and a strong dislike of a false sense of urgency they feel agents create when it comes to placing an offer on a house.
If it’s any consolation, when we sometimes let the other agent know about interest in their property– they too, push us to pass on urgency onto you the buyer. We don’t buy it but also know when it is the truth. Buyers have expressed how hard it is to trust anyone in today’s real estate market, hence it’s even more important for Manhattan real estate brokers to help clients feel comfortable by being honest and credible.
2. Know The Territory
Manhattan is such a hyper localized territory– look for an agent who not only sells homes in a specific borough, but who also knows the borough well. Look for an agent who knows the ins and outs of the borough, local parks, safety, restaurants and even the secret gems each neighborhood has to offer.
3. Walk the Walk, and Talk the Talk
You say it, you do it.
Buyers constantly verbalize their frustration with agents who don’t do what they say. When we say we will email you, call you and send you the things we say we will, we do. It seems like such a small thing to ask for but many real estate agents lack this follow through. We do what we say combined with honesty and no pressure, because we want buyers to feel comfortable working with us.
4. Be Organized
Keep it in order.
We’re honest, and know the area like the back of our hand, and follow through. No mystery that it’s hard to keep track of all our to-do lists and return every phone call, but it’s not unreasonable for buyers to expect their agents to be organized and put together.
5. Listen Both Ways
Know Your Client!
Buyers of luxury apartments in Manhattan want a Manhattan real estate broker who watches them paint their own blank canvass. Let them paint the picture for you. It makes your job infinitely easier in fulfilling what they need. Buyers don’t want an agent to assume what they need. They want an agent who listens to what they want, and will ask as many questions as required to really understand who they are, what they are about, and what they are looking for.
It is important in this business to have client’s perspective, but I have found that clients want this; should also give back when listening to their agent.
